Home Sales Still Lagging in 2026

The economy and real estate markets have been on a roller coaster for the past 6 years starting with the Pandemic and near economic collapse in 2020, which was followed by runaway inflation, elevated interest rates, tight credit markets, tariffs, and more recently a war with Iran which has pushed oil prices and inflation higher.

While the effects on real estate markets in 2026 have been mixed, the home sale market has remained under pressure as elevated mortgage rates constrain affordability, reduce the number of sales and depress available listing inventory.

With the summer season ending, it’s time to get back to work and focus on what lies ahead.  Jeffrey Otteau has prepared this essential briefing to explain the latest trends affecting the New Jersey housing market and what to expect as we head into the slower winter selling season and look forward to Spring 2027!   • What’s Next for Interest Rates: The expectation for falling interest rates at the beginning of the year has reversed course due to higher oil prices and inflation with mortgage rates drifting higher and speculation swirling about a possible interest rate hike by the Federal Reserve.  Learn about where interest rates are heading and what it means for the New Jersey housing market in the coming months and year.
