The Challenge
The year is 1940 and the assembly plant was manufacturing engines for B-29 bombers at the height of World War II. Fast forward more than a half a century later and this once vibrant 80-acre facility is shuttered and environmentally contaminated. Our role was to provide land planning recommendations and financial projections for the redevelopment of this site.
The Solution
Otteau Group provided a comprehensive market and financial analysis to identify development types, quantities and designs which were financially viable and maximally productive.
The Result
The site is presently being developed as a $400-Million mixed use project which includes more than 300 homes, 400 apartments, 130,000 ft2 of retail space, office space, walking and biking paths, a public square, a community center and a new middle school – all within walking distance to a newly constructed train station with direct access to Manhattan.
